Florida Real Estate License Requirements

Real Estate Sales Associate:

The applicant must be at least 18 years of age, have a Social Security number, and have a high school diploma or equivalency.

Successfully complete the required 63 hour Florida Real Estate Sales Associate License course.

An applicant with a 4 year degree in Real Estate will be exempt from completing the 63 hour course.

Submit a Florida Real Estate Sales Associate application. The application can be obtained by visiting www.myfloridalicense.com and selecting Apply for a License. An application fee is also required.

Submit a set of your fingerprints electronically through Pearson Vue. You can schedule an appointment by visiting www.pearsonvue.com

Non Florida residents can request a fingerprint card from the Department of Business and Professional Regulations by contacting them at (850) 487-1395. Once the applicant has received the fingerprint card they can contact a local law enforcement office in their area.

Upon approval of the application, Pearson Vue will send an approval letter to the applicant. The applicant can then call to schedule a state eximination date.

The applicant must pass the exam with a score of at least 75%.

Real Estate Broker:

The applicant must be at least 18 years of age, and have a high school diploma or equivalency. The applicant must have been an active sales associate for at least 24 months within the past 5 years, with a broker, or approved government agency.

Note: If the applicant is licensed in a state other than Florida, he or she must obtain a history letter from the state or province that he or she is licensed in. The license history letter must state: 1) Applicant's name, employer, business and residence address. 2) Must indicate applicant's license was held active for at least twelve months within the preceding five years. 3) Type of real estate license held by the applicant and the real estate license number. 4) Date of licensure and expiration date of real estate license. 5) Complete record of any disciplinary action.

Successfully complete the required 72 hour Florida Real Estate Broker's License course.

An applicant with a 4 year degree in Real Estate will be exempt from completing the 72 hour course.

Submit a Florida Real Estate Broker's application. The application can be obtained by visiting www.myfloridalicense.com and selecting Apply for a License. An application fee is also required.

Florida has "mutual recognition" agreements with other states. If you are licensed in CT, GA, KY, OK, MS, NE, ID, CO, TN, AR or AL, you may be eligible to receive a license through mutual recognition. Please visit the Division of Real Estate website, or Gold Coast for more detailed information

Real Estate Sales Associate Post Licensing:

Florida Real Estate Commission rules dictate that all licensees renewing for the first time complete the appropriate post-license course. Real Estate Sales Associates must complete 45 hours. Licensees must complete these courses prior to their first renewal. failure to do so will render the license void.

A licensee with a 4 year degree in Real Estate will be exempt from completing the 45 hour post licensing course.

Licensees must complete the required education before signing and mialing the DBPR affirmation. FREC audits many licensees and non-compliance may result in revocatioin. If you have any questions please contact the DBPR at 850-487-1395.

Real Estate Broker Post Licensing:

Florida Real Estate Commission rules dictate that all licensees renewing for the first time complete the appropriate post-license course. Real Estate Brokers must complete 60 hours. The 60 hour course consists of two 30 hour courses, 30 hours of Real Estate Brokerage Office Management and 30 hours of Real Estate investment Analysis. Licensees must complete these courses prior to their first renewal. failure to do so will render the license void.

A licensee with a 4 year degree in Real Estate will be exempt from completing the 60 hour post licensing course.

4 Hour Escrow Management:

Florida Real Estate Commission mandates this course for licensees who have been disciplined for escrow account violations.

Real Estate Sales Associate and Real Estate Broker Continuing Education:

Licensees renewing for a second or subsequent time are required to complete 14 hours of Continuing Education.

An active Florida Attorney will be exempt from completing the 14 hours of Continuing Education.
